Fourth Quarter 2022 Update
UPDATE 11/15/22:
We haven’t posted an update in a while and that’s because there are a lot of projects we are still waiting to get an update on. Construction costs are through the roof across the board, so many commercial projects (not necessarily here, but everywhere) are delayed or being put on hold until prices stabilize and make it feasible to build. It’s very complex with lenders, interest rates, material shortages, hight tenant rent prices to offset construction costs, etc. We will continue monitoring projects across the Valley and hope to have more info in a few months.
For now, here is the info we have:
- Athleta is now open at Shop Park West
- BIGS Sports Bar & Grill Peoria is now open at P83 (former Hooters)
- Bobazona is now open at P83 across from Harkins
- Fry's Food Stores is now open along I-17 at Jomax
- Injx Bar is now open behind Sprouts at Four Corners
- Kitchen Gourmet is now open at Park West
- KTR Glendale is now open on 83rd Ave. just south of Union Hills (former LA Fitness)
- Lucky’s Pizza is now open at 99th Ave. & Beardsley (former Cheezeheads)
- The Grand Project Shoppe is now open at Park West
- Turquoise Wine Cellar & Tasting Room is open at 83rd & Union Hills (near Arrowhead Grill)
- Construction is beginning on Round1 at Arrowhead Towne Center (7700 W. Arrowhead Towne Center, Glendale, AZ)
- Robyn’s Nest is now Nest Home & Co.
- Big Lots is opening before the end of the year at Four Corners (former Bed Bath & Beyond)
- Bourbon & Bones Chophouse and Bar is tentatively opening at 83 Marketplace in January
- We do not have opening timelines for the other 2 restaurants at 83 Marketplace yet (The Stetson Social & The Dexter Public House)
- We do not have an opening timeline for Postino WineCafe at P83 yet
- The Vig is opening at Park West in the Spring 2023
- Over Easy Restaurant is coming soon to 67th Ave. & Deer Valley (former Chase bank)
- PLAYzona is coming soon to 83rd Ave. & Union Hills (former Playgrounds)
- Stout Concepts is coming soon to P83 (former Modern Round)
- Chick-fil-A is NOT building on the land they own at Four Corners next to Brake Masters so there are no longer any set plans for them to open in the area
- Paloma Park phase 2 is on hold due to construction costs
- We are trying to gather more information on potential commercial projects along Lake Pleasant Pkwy. near Jomax. Please stay tuned for more info coming in the next few days!

UPDATE posted 11/6/23: -Water conservation wells are being installed in North Peoria (near the 303 & Lake Pleasant Pkwy) starting next year with completion in 2026 to make sure there are enough emergency water reserves for the future -Peoria Police & Fire substations are coming to Vistancia in 2025 -Aloravita South (along Happy Valley up from 75th Ave. to 83rd Ave.) home builders are: Ashton Woods, Lennar, & Taylor Morrison -Aloravita North (north of Jomax from 67th Ave. to 75th Ave.) home builders are: DR Horton, Pulte, & Shea -The NW corner of Lake Pleasant Pkwy. & Cibola Vista will be Cibola Vista Self-Storage -The SE corner of Lake Pleasant Pkwy. & Pinnacle Vista will be office/medical buildings -The NW corner of Lake Pleasant Pkwy. & Jomax is tentatively scheduled to be 2 hotels and 2 drive-thrus (one is rumored to be Dutch Bros.) -The NE corner of Lake Pleasant Pkwy. & Pinnacle WAS tentatively planned to be multi-family housing but it does not appear to be moving forward, we will continue to look for updates -Plans are moving forward for Postino, Blanco, & North at P83 -Plans for Stadium Point at P83 are moving forward. We attended the Vistancia Community Neighborhood Meeting about “FIVE NORTH at Vistancia” (aka the commercial core) on Wednesday, June 7th. As promised, here is our recap plus info on where you can find the full details about the project. MAIN TAKEAWAYS: -This is the same developer that built the 4 Vistancia housing communities (Trilogy, Blackstone, The Village, and Northpointe) over the past 23 years and they have been committed to creating a high-quality product that they are proud of in Vistancia -The developer is requesting an increase in the total # of residential units by 1,500 in ALL of Vistancia to put in additional multi-family units in FIVE NORTH -The increase would take the total number of residential units from 10,500 to 12,000 in ALL of Vistancia (10,100 of those are already single-family homes in the 4 Vistancia neighborhoods) - The # of residential units was decreased in 2012 from 17,334 to 10,500 in response to decreased market demand at that time -Now the developer is asking to add some of those units back via this amendment (the 16th amendment to the plan in 20+ years) to adjust to the changing market and needs in order to finally make this project a reality - Bringing in high-quality restaurants and retail is NOT possible without the additional residential multi-family units in FIVE NORTH (this has been the message we have also received in talking with many of the businesses we are trying to recruit) - "Section 8 is not part of this plan" as stated by the developer - If this doesn’t happen NOW, then the alternative will be for the developer to sell off the land, parcel by parcel, and it will get developed with NO cohesive plan (places that are itching to open here are auto parts stores, nail salons, thrift stores, fast food, dentists, etc. and all are permitted under the current zoning, however, that is not the quality of tenants the community wants in Vistancia or that FIVE NORTH plans include) For more information, please see https://www.visitfivenorth.com and https://zoningvist.com which includes the FULL PRESENTATION of slides from Wednesday night addressing schools, water, etc. Questions?
