UPDATE regarding Fry’s at Vistancia Point posted 3/27/23:
(SE corner of El Mirage Rd. & Lone Mountain Pkwy.)
-Fry’s is not scheduled to open until the end of 2024
-There will be a Fry’s fuel center on site along El Mirage Rd.
-There are no confirmed tenants in the other buildings this far in advance
-There is no way to know yet what will happen to other stores when Kroger/Fry’s merges with Albertson’s/Safeway. We will continue to follow news on the regulatory measures with the merger and keep you updated as we learn more. We do not anticipate any news until 2024.
-We’re working on getting an update on other projects in Vistancia but this is all the info we have at this time.
-Yes, we agree that it feels like it takes forever for any development to get done! As we learn more about what goes on behind the scenes, we are starting to understand how complex it is to take a piece of open desert land and develop it, whether it’s for homes or commercial sites. The engineering behind it and the legal requirements are extensive. We all live on land that was open desert at one time too.

UPDATE on HOTELS and DRIVE-THRUS posted 3/13/23:
2 hotels and 2 drive-thru restaurants are coming to the NW corner of Lake Pleasant Pkwy. and Jomax Rd. The zoning was already in place for this so there was NOT a required public process for residents to be involved in. Residents did submit feedback to the city and that feedback was presented to the developer. They made changes to the design based on that feedback. Unfortunately they did not agree to meet with a small group of community members (including us) so this was the best we and the city could do to provide public input on this project. The 2 hotels are the Hilton Home2Suites and the Springhill Suites. The drive-thrus have not been announced yet but it is rumored that one may be a Dutch Bros. That is all the information we have at this time but we will continue to update you as the project moves forward.

The developer has decided to proceed with the project after the neighborhood meeting we attended in January. Please see below for an update. We will post information here about the next public meeting in front of the Peoria Planning & Zoning Commission as soon as it is scheduled. Please plan to attend if you would like to have a say in the public process.

GENERAL Q1 UPDATE POSTED 2/23/22:
-The SE corner of 115th & Happy Valley will be a "build to rent" community called Village at Pleasant River.
-We believe QuikTrip is still planning to build on that same SE hard corner. They turned over a piece of their land to Village at Pleasant River for phase 2 of their project, however, that could be for a number of reasons such as assistance with building the ingress/egress. We are working on trying to confirm all of this.
-On the North side of Happy Valley between 113th and 115th there will be a small retail complex. Tenants are unknown. We have been told that at this time the developer does not have interest in small local businesses as tenants.
-A battery storage facility for APS is planned to go in on the SE corner of Happy Valley Rd. & El Mirage Rd.
-The fuel station and convenience store at Carefree Hwy. & Lake Pleasant Pkwy. will be a Shell station. We do not have a timeline for opening but it is well underway so we expect it to be open in a few months.
-Cibola Vista Mini Storage is moving forward with seeking a permit from the city's Planning & Zoning Commission to build a storage unit on the West side of Lake Pleasant Pkwy. across from Cibola Vista.
-The project with 2 hotels, a drive-thru, and a restaurant is planning to move forward at the NW corner of Lake Pleasant Pkwy. & Jomax. There are no zoning changes so it does not need city approval beyond design input.
-We're working on getting more info on the proposed Prestige multi-family complex at the NE corner of Lake Pleasant Pkwy. & Jomax but we do not have any info at this time.
-The fence that went up on the NE corner of 83rd Ave. & Happy Valley where The Trailhead is planned is just there for liability purposes. We are unsure if the equipment on the land is just being staged there for the building of Aloravita, or if is related to The Trailhead. We are working on getting more info.
-Bourbon & Bones Chophouse and Bar and Bar at 83 Marketplace is REALLY going to open this Spring, sometime between the end of March and May! HALLELUJAH!
-The Stetson Social at 83 Marketplace is on target to open this Summer!
-We have not heard back from anyone at The Dexter Public House about their plans at 83 Marketplace.
-Tuesday Morning is closing both stores in the area (Four Corners and 67th Ave. & Beardsley).
-The Best Buy at Norterra is closing and a Harkins Theatres Backlot is replacing it.
-Someburros is still planning on opening 2 new locations: one near Norterra and another at 83rd Ave. & Happy Valley. There is no timeline yet.
-We have a lot more info to share soon but this is all the brain capacity we have at this time LOL!
