Hotels at Lake Pleasant Pkwy. & Jomax

UPDATE: A development application has been submitted to the City of Peoria to put in 2 hotels, 2 drive thru restaurants, and a small retail complex on the northwest corner of Lake Pleasant Pkwy. & Jomax Rd. PLEASE KEEP READING FOR ALL THE DETAILS.
Here is what we know and how you can help:
-The site is already zoned for commercial use and has been zoned that way since 1992
-This means there is NO required public process, meetings, etc. for community input
-The City of Peoria legally CANNOT limit what businesses go in there (with the exception written into zoning code such as pawn shops, check cashing, etc.)
-The hotels are a Home2Suites by Hilton and a Springhill Suites by Marriott
-The developers are the same developers that put in hotels in the Salt River Complex area on Pima Rd.
-There are currently no hotels north of Bell Rd. in Peoria and the taxes that come in from hotels help fund essential city services
-The two restaurants are unknown at this time, but one is suspected to be Dutch Bros.
-This will be a 3 phase project with phase 1 being Home2Suites, phase 2 being restaurants/retail, and phase 3 being Springhill Suites.
-The only oversight the city has now is on the site plan and design review of the property. This allows them to work with the developer to request that they are bringing in the highest quality product from a design standpoint, complete with lush landscaping, ample parking, noise barriers, etc.
-Simply put, this development CANNOT be stopped, BUT we are hoping to sit down and speak with the developer to come to some sort of compromise that accomplishes their goals AND adds some value to our community.
-If you have CONSTRUCTIVE FEEDBACK, suggestions on site setup, design, etc. please email them to chris.Jasper@peoriaaz.gov within the next week.
Some examples of CONSTRUCTIVE FEEDBACK regarding what you would like to see included in this project are:
-Hotels set back from the road
-No bright colors on the signs or facade
-Stone work and other natural elements to blend with the desert aesthetic
-Specific points of entry/exit to the complex to accommodate traffic
-Sidewalks to walk within the complex
-A “resort style” pool that is not just a rectangle in the middle of the parking lot with walls on all sides
-Grass/turf, landscaping, fire pits, grills, a banquet room to host community events, on-site food or work with a local business to supply food
-A high quality restaurant in the retail section

We are looking for the best possible solutions! Please do NOT submit feedback stating that you do not want anything built there since that is not an option and just a waste of time and city resources. As a side note, please keep in mind that if you try to push a developer out, you never know what the next one will come along with and it could just get worse and worse.
